MANAGING CONTRACTOR

 

By taking over all investor’s duties we insist that realisation of big projects can be easy.

Requirements verification: meeting + brief.

We support our investors from the start, when there is a need for a new building or expansion of an existing one. We provide comprehensive approach to analysis of the chosen location, including verification of formal aspects and ground conditions.

During private meeting our project team discovers priorities, preferences and business targets of the Investor.

Detailed information is provided through the professional brief, which sets the direction of the design work.

Conception

 

Creation of a professional investment concept constitutes the basis of success of the whole enterprise. We constantly consult with the investor about the functional layout, simultaneously taking into consideration optimization with regard to technical and economical conditions.

Based on the information, our team creates the conceptual design and a professional 3D visualisation of the building using advanced IT tools.

Then we prepare an initial offer, so that the investor receives a complete conceptual design with a detailed offer, already at this stage of cooperation.

Our experienced engineers are constantly at investor’s disposal during the investment process, right from the creation of assumptions for the project. We help in choosing innovative systems with regards to the efficiency and comfort of the future building.

  • We take into account any adjustments or suggestions of the Investor, which are then completed by our own propositions and optimal solutions.
  • We present visualization of the buildings including the most important elements of the project.
  • Our experts provide evaluations of client’s projects in order to minimize the cost of designed buildings thanks to the use of improved construction and calculation schemes.
  • Conceptual thinking – designing light steel frame thin-walled construction and mixed-materials frameworks.
  • Integrated approach and experience in design of various types of framework ensure using appropriate technical solutions, which results in optimisation of costs and steel constructions’ weight.

DEVELOPING THE PROJECT

 

Drawing up documentation required for building permit is overseen by a team of design and construction engineers. On behalf of the investors we consult local authority-led utilities supplier, we prepare the complete full-discipline construction documentation with 3D models and visualisations. We get all the necessary permits, carrying out all the formal legal procedure.

We proceed to realisation of construction just after the signature of contract, which includes detailed specification of all the works involved, which at the same time provides protection of Investor’s interests. Carrying out formalities. Architecture and building design needed for obtaining a construction permit.

At this stage:

  • we prepare all full-discipline construction projects;
  • we complete all official formalities.
  • we determine all technical conditions and requirements;
  • we produce technological designs;
  • we prepare documents required for occupancy permit.

EXECUTION OF CONSTRUCTING WORKS

 

A team of site managers and engineers is responsible for efficient and on-schedule construction works. While ensuring customers’ satisfaction, we are open to introduce changes and adjustments also during construction works. We coordinate the work of various teams responsible for construction-assembly, installation and finishing. We control progress, realising all of our investments within deadlines set with the Investor.

LAUNCHING THE CONSTRUCTION

 

Comprehensive realisation of investments also involves commissioning, tests of installations and devices, including technology. Next we obtain occupancy permit and we are at Investor’s disposal when the building is already at service, offering swift and efficient warranty services.
